Is there an LRT station?
Yes. S15 Penang Waterfront on the Mutiara Line is at the foot of the Phase 2 tower, targeted to open in 2031.

Yes, all three. Keeperz Suites and The Lighthauz are on a commercial title; the Phase 2 title is still to be confirmed.
